ID Cards

Those eligible for a permanent ID card include anyone named on the deed and dependents of the owners (those persons that the owners claim on their tax return).

Upon your next visit to Mountainside Villas, please stop by the MVOA Welcome Center between the hours of 11:00 AM – 2:00 PM, Monday through Sunday to have your IDs processed. IDs will entitle the card holder use of the recreation complexes and outdoor pools during their owned week. Be sure to bring your owner ID card with you each time you visit as a $10 fee will be assessed for additional cards issued within a 5-year span.

Resort Gold Card Membership

If you purchased your unit through Great Eastern/Massanutten, please visit the Woodstone Business Office (located at Woodstone to get a Gold Card sticker after you receive your Mountainside Villas ID. Please keep in mind that Gold Cards are not transferable.

Common Expense Charge (CEC)

Your owner’s association operates for the mutual benefit of all owners and is funded by each owner paying a CEC.

The amount of the CEC is based on the budget, which is adopted by the Board of Directors following the Annual Meeting.

A bill for your annual CEC is mailed each year after the Annual Meeting in November. Your CEC is due on the first day of January. If the account is not paid in full and no arrangements have been made for a payment plan the account will be considered past due and will go into “Internal Collections” status. Such accounts will be charged a late fee of twenty-five dollars ($25.00).

If your payment is not received by March 1, you will receive notice that if payment is not received by March 31 the account will be turned over to a Collection Agency. At that point you will deal with the Collection Agency concerning your account. You will be responsible to reimburse MVOA for all expenses incurred in the collection of your delinquent account.

How to use the Owners Portal to pay online

Every Owner has been assigned distinct login credentials to use to connect to our OWNER PORTAL for the first time.

Connect to the OWNER PORTAL at OWNER SERVICES on the Home Page of www.mountainside-villas.com.

You should then see this image on your Login screen:

Your login credentials will consist of:

Owner ID.

A new owner to Mountainside Villas is assigned an I.D. number when the information from their deed is entered into the computer. This number is used to access the account information.

Use owner ID or primary email address you have provided to us. If you have not yet provided us with and email address, and you would like to connect to the Owner Portal call Mountainside Villas at (540) 289-6003 or send and email to frontdesk@mountainside-villas.com with the subject line “PORTAL”. To obtain your owner ID number, call MVOA.

Follow the instructions to create a new password.

After you log into the Owner Portal, you will see the different options available:

Each module has its own function.

Account Overview shows an overview of upcoming reservations and any balance due on Maintenance Fees

Update Account Option allows you to update your contact information, your address, email and phone number.

Active Contracts shows all active contracts.

Dues Transactions shows current Maintenance Fees billed and paid. Statements can also be printed.

My Reservations lists future and past reservations.

Check In/Out

Several weeks before your assigned week is to begin, you will receive a vacation reminder. If someone else will be occupying your unit or checking in before you, please provide us (in writing) with the person(s) name and specifically indicate that you are releasing access to the person(s) check in for you. Please send an email to our front desk, providing your unit/week and full name(s) of those checking in, and your guest’s textable phone number to frontdesk@mountainside-villas.com.

A fillable Key Release Form is available on the website https://www.mountainside-villas.com/key-release-form

Check-in is at 4:00 p.m. and check is at 10:00 a.m.

It is the owner’s responsibility to confirm check in dates, as the Mountainside Villa calendar begins on the first Friday in January.

Exchange Companies

Mountainside Villas is affiliated with Resort Condominiums International (RCI), Interval International (II) and 7Across. This means you have access to thousands of resorts worldwide.

RCI Bonus Week

If you purchased your Mountainside unit from the Great Eastern Sales department you were provided with a Bonus Week Certificate with your closing documents. This certificate contains the code that you will need in order to make your reservation. The best way to determine what resorts are available for you to book your extra vacation is to begin looking at resorts using the RCI website about 45 days prior to travel. The RCI website is a great resource. For RCI Bonus Week questions and reservations call 800-225-3225.

Interval International (II)

For membership information contact II at 800-468-3782 or go to www.intervalworld.com

The website also offers information on how to exchange and choose from a list of thousands of resorts around the world.

7Across

No membership is required to use 7Across services. Just go online to 7across.com and sign up or call 800-468-1799. There is worldwide availability and very low exchange fees.

Rental Company

Mountainside Villas is affiliated with TripForth, a vacation rental company. Owners who can’t use their unit and don’t wish to use an exchange program may deposit their unit for rental with TripForth. For more information call (888)-811-7850 or go to www.tripforth.com.


Rules and Regulations

Rules and Regulations

  1. Smoking is strictly prohibited in MVOA units. A $375.00 fee per day of occupancy will be charged to those that violate this policy.

  2. The common areas, roads and walkways in Mountainside Villas shall not be obstructednor shall any owner interfere with the right of any other to use the same.

  3. No unit committed to time shared ownership shall be decorated by any time period owner in any manner whatsoever.

  4. No bicycles, scooters, baby carriages or similar vehicles, or toys or other personal articles shall be allowed to stand or remain in any of the common areas.

  5. No time period owner shall permit or make any noises that will disturb the occupants of any other unit in Mountainside Villas or do or permit anything to be done which will interfere with the rights, comfort or convenience of the other owners. Each owner shall keep his unit in a good state of preservation and cleanliness.

  6. This is a pet free resort. Only ADA certified service animals are allowed. Service animals must be registered with the Front Desk at check in. No pets or emotional support /comfort animals are allowed on MVOA property. Failure to follow this policy will result in a fine of $250.00 for the first offense and $500.00 for the second offense will be charged.

  7. The agent of the Managing Agent, and any contractor or workmen authorized by the Managing Agent, may enter into any unit committed to timeshare ownership at any reasonable hour of the day for the purpose permitted under the terms of the Statement of Mutual Ownership Agreements. Protective Covenants and Restrictions, the By-Laws of Mountainside Villas Owners Association and the Management Agreement. Except in case of emergency, entry will be made by pre-arrangement with owner.

  8. All damage to a unit committed to time shared ownership caused by the moving or carrying of any article or personal property thereunto, shall be paid by the owner responsible for the damage.

  9. Water shall not be left running for any unreasonable or unnecessary length of time.

  10. No owner shall use or be permitted to be brought into the unit committed to time shared ownership any inflammable oils or fluids such as gasoline, kerosene, naphtha or benzene, or other explosives or articles deemed extra hazardous to life, limb or property, without in each case obtaining the specific written consent of the Managing Agent.

  11. Owners shall be held responsible for the actions of their children, guests or lessees.

  12. Owners of time periods in and to units committed to time shared ownership shall not be allowed to put their name on the unit unless specifically permitted to by the Managing Agent.

  13. Complaints regarding the management of the units committed to time-shared ownership and the Association property shall be made in writing to the Managing Agent.

  14. Any consent or approval given under the Rules and Regulations by the Managing Agent shall be revocable at any time.

  15. These rules and regulations may be added to, or repealed at any time by the Managing Agent.

  16. Each Time Period owner shall vacate his unit committed to time shared ownership no later than 10:00 a.m. on the Friday, Saturday or Sunday on which his time period terminates each week. No time period owner shall take possession of his unit earlier than 4:00 p.m. on the Friday, Saturday or Sunday on which his time period commences. The foregoing shall be for the purpose of enabling the Management Agent to perform necessary maintenance procedures.

  17. Owners are limited to eight identification passes per time period, which are required for access to the resort’s recreational facilities.

  18. Linen Service – Your unit is set up for eight people. All units are equipped with a washer and dryer. Please bring additional linens with you if desired.

  19. Housekeeping Service – Your unit is cleaned before your arrival and again after you check out. If you desire a mid-week housekeeping service, the fee is $95.00. This service includes a clean set of towels, trash emptied, traffic areas vacuumed and bathrooms cleaned.

  20. Picture I.D. Card – A permanent I.D. card will be issued to each owner and dependents as claimed on Federal Tax Returns (maximum issuance of eight). Once validated, this card allows you to utilize the facilities and obtain the appropriate discounts. Validation will be annually and requires the payment of your common expense charge for all time periods owned.

  21. Bumper Stickers – Along with your permanent I.D., you will receive one bumper sticker identifying you as a Mountainside Villas Owner. Bumper stickers (maximum issuance of two), are issued annually and usually obtained at the same time your I.D. is validated. This will allow access to the property at any hour and the necessary “ticket” to park at the lodge parking lot #1 which is reserved for property owners on weekends and holidays. I.D.’s and bumper stickers are obtained only from the Management Office. (Not available through the mail).

  22. If you will be sending friends in your place or who may arrive ahead of you, written permission must be received in our office prior to their arrival before a key to your unit may be given out.
