Check In Procedures

Guests may check-in any time after 4 p.m. on the scheduled check-in date at the Mountainside Villas Welcome Center during normal office hours. The normal business hours are from Monday to Thursday 8:00am. to 6:00pm, Friday to Sunday 7:00 am to 8:00pm.

Please note your printed check-in time on your reservation confirmation. If you arrive before the printed check-in time, there is no guarantee that your unit will be ready. We aim to provide clean and comfortable accommodations for all of our guests.

Owners have a choice to go directly to their unit, using their access code provided on their confirmation letter or check-in at the Front Desk. Please notify us of your arrival by scanning the QR code located within your unit and visit the MVOA Welcome Center the following day to complete check-in and receive recreation and parking passes. Owners checking in need to be at least 21 years of age, provide a phone number where you can be contacted while at the resort and name of all guests occupying the unit.

All other guests must check-in at the Front Desk inside the Welcome Center. The person checking in must be at least 21 years of age. You will be asked to provide license plate numbers, names of all the adult guests, contact phone number while staying at the resort and $250.00 hold on a credit card which will be returned after check-out. Reservations made through exchange companies will be charged a non-refundable resort fee at the time of check-in.

After-Hours Arrival

In the event of an after-hours late check-in, use the keyless entry access code provided on your confirmation letter. If you have not been provided an access code,please go to the Woodstone Meadows complex located on the right before entering the resort through the main gate. You will be asked for identification to match your name on a list. After you sign in you will be given an access code and directions to your unit.

Go to the Front Desk the next morning to complete your check-in.

Key Release Procedures

If you will be sending friends in your place or who may arrive ahead of you, written permission must be received in our office prior to their arrival before an access code to your unit may be given out.

Check-out Procedures

Check-out time for all villas is 10:00 a.m. and is strictly enforced. A late fee will be assessed for anyone vacating a villa late. Please return notify us of your departure by scanning the QR code located within your unit and return any keys and signed out items to the Front Desk.

If you leave before your week is over, follow the same procedures – unless expected departure time is after office hours (between 6:00 p.m. and 8:00 a.m. Monday through Thursday or between 8:00 p.m. and 7:00 a.m. Friday, Saturday or Sunday). If this is the case, just follow the check-out procedures and drop any keys in the key box located between the two double doors at the Welcome Center.

PROCEDURES:

  1. Please strip all beds and deposit sheets, blankets and towels on the floor near the front door.

  2. Please empty the refrigerator and take the trash to the appropriate receptacles outside. A recycling center is located behind the Welcome Center at the MVOA Service Building.

  3. Please load all dirty dishes in the dishwasher and turn it on prior to departure.

  4. If you have relocated any furniture, please return it to its original location.

  5. Please check your villa for any items you may have forgotten.

  6. Please turn out the lights. Turn the thermostat to 65 in the winter and 78 in the summer.

If the unit is left in an unsatisfactory condition that requires more than the normal housekeeping hours to clean it, you will be charged an additional cleaning fee. In addition, you are liable for the expense on any maintenance repair and/or replacement rendered necessary on anything that is damaged or broken in the unit.

Once you have completed your check-out – please DO NOT return to the unit. If you return to the unit after checking out, you will be charged an additional fee.

All units have access to our high-speed guest WiFi network. Guest WiFi access is also available in our Welcome Center lobby.

What about linen service?

The units are furnished with linen for eight people. Bathroom linen (4 sets) can be found in both bathrooms. The standard beds are pre-made with sofa bed linen packs in the main bedroom closet.

Will our unit be cleaned?

Your unit is fully serviced and inspected prior to your arrival. Mid-week cleaning services for a fee are available. Call housekeeping at extension x3581 to make arrangements.

Pet Policy

Service Animal Registry Form

For individuals found having pets in their units, there will be a fee levied of $250.00 for the first offense and $500.00 for each additional offense.

This policy will be distributed to all owners’ attention along with their pre-registration form. If a fee is levied, the owner will be required to pay said fee prior to being able to utilize his unit upon his next scheduled occupancy.

Comfort Animals Policy
Emotional support animal, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA. Other species of animals, whether wild or domestic, trained or untrained, are not considered service animals either. The work or tasks performed by a service animal must be directly related to the individual’s disability. It does not matter if a person has a note from a doctor that states that the person has a disability and needs to have the animal for emotional support. A doctor’s letter does not turn an animal into a service animal.

Therefore, emotional support, comfort and/or therapy animals will be considered pets and covered under the pet policy.

However, there are many kennels and pet boarding facilities in the area. Arrangements should be made prior to arrival. There are several independent area kennels listed below that may be able to provide you with pet boarding.

ADA Service Animal Policy
The following will apply for Owners/guests with a service animal(s) covered under the ADA service animals provision:

  1. The service animal(s) must be under the control of the owner at all times and cannot be left alone or unattended in any unit or any Massanutten property.

  2. The service animal(s) cannot be left alone on any balcony.

  3. If the owner/guest doesn’t take effective control of the service animal(s) or if the service animal(s) poses a direct threat to the health and safety of others that cannot be eliminated or reduced to an acceptable level, the service animal’s owner/guest may be requested to remove the service animal(s) from the premises. However, the owner/guest will be allowed to return to the property without the service animal(s).

  4. The service animal(s) must be leashed or carried by hand at all times when outside a Unit.

  5. The owner/guest must clean up all wastes of their service animal(s).

  6. The owner/guest will be responsible for any maintenance or repair to the unit(s) caused by the service animal(s) in accordance with the By-Laws of Mountainside Villas Article X Section 2.

From Resort Drive, take a left at the traffic light onto Route 33 East (Spotswood Trail). Go approximately 5 miles then take the exit ramp on the right at the Route 340 interchange. When you get to the stop sign at the end of the ramp, turn right onto Route 340 North (South Stuart Avenue). You will go through a traffic light at the intersection of West Spotswood Trail to your left and Blue & Gold Drive to your right. When you pass the light, take the next left onto West Rockingham Street. The Post Office is at the corner of South Stuart Avenue and West Rockingham Street.

From Resort Drive, take a right at the traffic light onto Route 33 West (Spotswood Trail). Go approximately 1.5 miles to the traffic light. Turn left at the traffic light onto Route 649 (Island Ford Road). Take your first right onto Route 996 (McGaheysville Road) and continue for approximately .5 miles until you get to the intersection of Jacob Burner Road. The Post Office (white building) is at the corner of McGaheysville Road and Jacob Burner Road on the left.

From Resort Drive, take a right at the traffic light onto Route 33 West (Spotswood Trail) towards Harrisonburg. Stay on Route 33 for approximately 6 miles, going through 3 traffic lights. After the 3 rd traffic light, you will see an Exxon gas station on your left. Continue on for less than a mile and you will pass a small country store (Gayle’s Market) on your right. The Post Office (small white building) is located on the right after the store.

Resort Rules and Regulations

The common areas, roads and walkways in Mountainside Villas shall not be obstructed nor shall any owner interfere with the right of any other to use the same.

No unit committed to time shared ownership shall be decorated by any time period owner in any manner whatsoever.

No bicycles, scooters, baby carriages or similar vehicles, or toys or other personal articles shall be allowed to stand or remain in any of the common areas.

No time period owner shall permit or make any noises that will disturb the occupants of any other unit in Mountainside Villas or do or permit anything to be done which will interfere with the rights, comfort or convenience of the other owners. Each owner shall keep his unit in a good state of preservation and cleanliness.

No pets shall be allowed in units.

The agent of the Managing Agent, and any contractor or workmen authorized by the Managing Agent, may enter into any unit committed to time shared ownership at any reasonable hour of the day for any purpose permitted under the terms of the Statement of Mutual Ownership Agreements, Protective Covenants and Restrictions, the By-Laws of Mountainside Villas Owners Association and the Management Agreement. Except in case of emergency, entry will only be made by pre-arrangement by the owner.

All damage to a unit committed to time shared ownership caused by the moving or carrying of any article or personal property thereunto, shall be paid by the owner responsible for the damage.

Water shall not be left running for any unreasonable or unnecessary length of time.

No owner shall use or be permitted to be brought into the unit committed to time shared ownership any inflammable oils or fluids such as gasoline, kerosene, naphtha or benzene, or other explosives or articles deemed extra hazardous to life, limb or property, without in each case obtaining the specific written consent of the Managing Agent.

Owners shall be held responsible for the actions of their children, guests or lessees.

Owners of time periods in and to units committed to time shared ownership shall not be allowed to put their name on the unit unless specifically permitted to by the Managing Agent.

Complaints regarding the management of the units committed to time-shared ownership and the Association property shall be made in writing to the Managing Agent.

Any consent or approval given under the Rules and Regulations by the Managing Agent shall be revocable at any time.

These rules and regulations may be added to, or repealed at any time by the Managing Agent.

Each Time Period owner shall vacate his unit committed to time shared ownership no later than 10:00 a.m. on the Friday, Saturday or Sunday on which his time period terminates each week. No time period owner shall take possession of his unit earlier than 4:00 p.m. on the Friday, Saturday or Sunday on which his time period commences. The foregoing shall be for the purpose of enabling the Management Agent to perform necessary maintenance procedures.

Owners are limited to eight identification passes per time period, which are required for access to the resort’s recreational facilities.

Additional or Replacement Linen Service – Your unit is set up for eight people.

Picture I.D. Card – A permanent I.D. card will be issued to each owner and dependents as claimed on Federal Tax Returns (maximum issuance of eight). Once validated, this card allows you to utilize the facilities and obtain the appropriate discounts. Validation will be annually and requires the payment of your common expense charge for all time periods owned.

Bumper Stickers – Along with your permanent I.D., you will receive one bumper sticker identifying you as a Mountainside Villas Owner. Bumper stickers (maximum issuance of two), are issued annually and usually obtained at the same time your I.D. is validated. This will allow access to the property at any hour and the necessary “ticket” to park at the lodge parking lot #1 which is reserved for property owners on weekends and holidays. I.D.’s and bumper stickers are obtained only from the Management Office. (Not available through the mail).

Housekeeping Service – Your unit is cleaned before your arrival and again after you check out. If you desire a mid-week housekeeping service, the fee is $95.00. This service includes a clean set of towels, trash emptied, traffic areas vacuumed and bathrooms cleaned.
